Building Services Cost Management

Due to their importance, it is essential to have a detailed understanding of building services which is why Fanshawe add significant value to projects through our specialist in-house, highly motivated building services surveyors, who with their knowledge of building services can challenge design solutions to generate significant cost savings at no detriment to the design solution.

As a practice we believe in setting realistic budgets. Using industry standard pricing mechanisms linked to our in-house database of building services costs, enables us to produce accurate estimates based on relevant historic data.

Building services, in recent years, have become increasingly complex and critical and, with issues such as Parts L & P of the Building Regulations and BREEAM, will continue to have major implications on construction processes and costs. Our direct project experience includes considering renewable energy options such as ground source heating and cooling, photovoltaics, solar water heating, biomass boilers, biomass, combined heat and power, wind generation, thermal stores, rainwater recovery and the like.

We also add value in a number of other ways during the pre-contract stage. This includes a detailed check of building services engineers’ tender documents to ensure that items within the estimate have been included and highlighting any discrepancies or ambiguities in the documents, so minimising the potential for contractors claims.

We produce our own tender documents, which provides greater cost certainty for post contract variations, and thoroughly examine tender returns to identify exclusions or caveats and ultimately agree fair final accounts, rather than inflated costs due to a lack of in-house expertise.

Whilst our specialist building services surveyors work as part of the team they also provide an independent building services quantity surveying service to contractors and other consultants who lack the necessary in-house expertise to offer the specialist cost advice to their clients.
