Major Refurbishment of 7 Carmelite Street including Category A and B Fit-Out

Following a number of procurement issues on this project Fanshawe were appointed as Quantity Surveyors.  We worked quickly to resolve these issues and within three months of our appointment had procured Tenders and agreed a fixed Contract Sum with a Contractor for carrying out the works on a Design and Build Contract.
The works entailed a major internal refurbishment of the building to Category B carried out over a 32 week programme.  Extensive structural alterations were undertaken and the building was stripped out in its entirety.  The new installations comprised an office fit out to all ten floors including open plan office areas, cellular offices, meeting rooms, a Comms Room and associated Satellite Comms Rooms, tea points, copy points and a large breakout area in the Basement complete with games rooms and TV/interview rooms. 
A new, high specification, reception was created together with new toilets at all levels including provision for disabled persons to comply with the Building Regulations.  Services installations were replaced throughout including most central plant, all based on a gas fire VRF system.  Two new passenger lifts and a new platform lift for disabled persons were also installed.
The extent of structural and major internal works made the project a big challenge but the team successfully completed the project on time and within budget.
