Project Detail
Fanshawe were employed as Quantity Surveyors for this prestigious project at Devonshire House, 1 Mayfair Place opposite Green Park and above Green Park underground station in London.  The works comprised the complete strip out and Category A fit out of four floors, a major refurbishment of the main reception on Mayfair Place, a refurbishment of the Stratton Street reception on the side of the building, a glazed link bridge to three floors within the atrium, a new goods lift (serving all floors of the building), a new DDA lift, works to the external portico and works to existing terraces.
The new on-floor works on the 1st to 4th Floors comprised new 4 pipe fan coil installations, new raised floors and ceilings and a reconfiguration and refurbishment of the existing cores.  The net internal area of the 1st to 4th Floors was in the order of 82,000ft2.
Works to the four floors were undertaken whilst the Ground Floor (retail) and upper floors (offices) remained in occupation therefore careful consideration had to be given to noise and dust issues as well as the sequencing of the work.  Maximising the floor to ceiling heights was a key issue due to the construction of the building and limited slab to slab heights.  A further complexity was the requirement for the existing goods lift, serving all twelve floors of the building, to be replaced - this was incorporated into the Contract as an early variation but was still absorbed within the original Contract programme.
The duration of the Main Contract works, excluding the Strip Out Contract which was carried out as a separate enabling works package due to programme, was in the order of 8 months.  Works were negotiated with the Main Contractor and carried out under a JCT Design and Build Contract incorporating Sectional Completion.
