Project Detail
Having assisted in numerous feasibility studies for various parties for works to this building at Queen Victoria Street since 2004, Fanshawe were finally appointed as Quantity Surveyor in 2011 for the refurbishment of the building.
The works comprised significant demolition works, a completely new facade to the front elevation and the complete restructuring of the internal areas to improve the use of the space and to maximise the net internal floor area. A further rooftop extension was also incorporated into the scheme to increase the net lettable area by approximately 4,000m², resulting in an overall net lettable area of approximately 17,400m² over 8 levels. The reconfiguration of the cores included new staircases and scenic lifts with a new central core incorporating 6Nr new passenger lifts and toilet facilities. The project included the creation of two new atria to facilitate the entry of natural light into the building. Other elements of the project included an impressive new front reception, a smaller rear reception, car parking facilities, a bicycle store and associated shower / changing facilities and a green roof. The net office areas included typical Category A installations including new raised floors and suspended ceilings and new services (new four pipe fan coil units and new lighting).
The project comprised two separate Contracts - a Strip Out Contract (carried out under the JCT Intermediate Building Contract) and a Main Contract (carried out under the JCT Standard Building Contract Without Quantites). The Strip Out Contract was completed over a period of 15 weeks with the Main Contract commencing in September 2012. 
Works were completed in August 2013 culminating in a complete transformation of the building.
