Fanshawe were the Quantity Surveyors on this fit out for MDU Services Limited at 1 Canada Square, the well-known skyscraper in Canary Wharf that was the tallest building in London for approximately 20 years. The Contract Works comprised a fit out to Category B from shell and core incorporating the lobbies and WCs.
The Category A and B fit out provided approximately 47,000 sq ft of office accommodation spread over two floors. Category A Works only were also carried out to a further 9,000 sq ft for occupation by a separate tenant at a later date (including a new demise wall), together with works to core areas.
The fit out comprised largely open plan office areas with typical office facilities (cellular offices, informal and formal meeting rooms, training rooms, tea points, copy points, Comms Rooms, an AV Room, additional toilets and shower facilities. One of the floors incorporated the main reception and the Client's formal meeting rooms.
As part of the works the Contractor carried out the replacement of the on-floor central plant and also fitted out the toilet areas and lift lobbies.
The Main Contractor completed the project in an overall programme of 19 weeks under the JCT Design and Build Contract. This included Sectional Completion for part of the works allowing early completion of the Client's Comms Room, AV Room and the separate Category A demise on one floor.
Works were completed on time and within MDU's budget.
